The Project: A strategic housing development on a former colliery site, comprising:

  • Demolition, reclamation and remediation including removal of below ground obstructions and capping of colliery spoil
  • Treatment of former mine workings
  • Earthworks to form development plateaus
  • Strategic section 278 and 38 highways, drainage, and utilities works
  • 800 new homes
  • New community facilities including a country park, primary school, equipped areas of play, and walking/cycling routes
  • A new local centre containing a mix of leisure, commercial, employment, and retail space

Services Provided:

  • Pre and Post Contract Project Management services including;
    • Establishing the Clients Brief;
    • Professional services procurement;
    • Design Team Management;
    • NEC 4 Project Management;
    • Assisting the Client during the land sale process and liaising with the Housebuilders/Developers following completion of sales
  • Pre and Post Contract Cost Management services including;
    • Preparation of Cost Plans;
    • Value Engineering and Optioneering;
    • Procurement of works packages;
    • Contract Administration;
    • Financial Reporting.

Key Achievements:

  • Outline planning has been secured for 800 dwellings, strategic employment site comprising up to 4,855 sqm Class B1a, up to 13,760 sqm Class B1c, and up to 13,760 sqm Class B2, country Park, local centre, leisure facilities, primary school, public open space and green infrastructure;
  • Completion of the first phase of infrastructure works which comprised;
    • Surface and foul water drainage works (including off site connection to outfalls);
    • Forming the new access (Section 278 works) and approximately 300m of spine road (Section 38 works) which has provided access to Residential Phases 1 – 4;
    • Installation of utilities which are sized to serve the wider Thoresby development.
  • Completion of two land sales (Phases 1 & 2);
  • Technical approval has been granted for the second site access (Section 278 works) with works due to commence in April 2021.
